How do you do SEO for a real estate business?

Property buyers search by area, building, price and bedrooms, and they look at a lot of photos. Real estate SEO is about structure: pages for areas and listings that are fast, accurate and easy to enquire from.

Short answer

SEO for real estate means building useful pages for each area, project and listing, adding structured data where it is accurate, writing neighbourhood guides that answer buyer questions, keeping image-heavy pages fast, and making enquiry simple through forms, WhatsApp and call buttons. Fresh, correct listings matter as much as keywords.

How do property buyers and renters search?

Property searches are specific and layered. A buyer might begin broad ('apartments for sale in Dubai'), narrow by area ('2 bedroom Dubai Marina'), then search a named project or building, then compare price per square foot, payment plans, service charges and schools nearby. Renters add practical details: pets, furnished or not, metro access.

The same pattern shows up elsewhere. A US buyer searches 'homes for sale in [suburb]' with a school district or price filter. An Indian buyer searches 'flats in Mangaluru near the highway' or 'plots in Udupi', often with a builder name. Investors search for yields, off-plan launches and developers.

Large portals dominate the broadest searches and a small agency will not out-rank them there. The opportunity is in narrower, local, trust-driven searches: specific areas, specific projects, and the questions buyers ask before they speak to anyone.

Which pages should an agent or developer build?

Real estate sites tend to be either a thin brochure or a database of near-duplicate listings. Aim for a structure that serves each stage of the search.

How do you build area pages and listing pages that rank?

Area pages are your best long-term asset because they target steady, high-intent searches and outlast individual listings. A good one answers the questions a buyer asks: what it is like to live there, how long the commute takes, what typical properties cost, what is nearby, and what to watch out for. Update it when facts change and show the date.

Listing pages have a different problem: they come and go. Give every listing a stable, readable URL and keep the page after it sells if it has traffic, with a clear message and links to similar properties instead of a dead end. Write a distinct description for each property rather than reusing a template, and keep the title specific: property type, bedrooms, area, and what makes it different.

Link the layers together. Area pages should link to current listings, listings back to the area guide and project, and guides to relevant property types. This internal structure is covered in what makes a website SEO-friendly.

Which schema types help real estate websites?

Structured data does not guarantee rich results, but it helps search engines understand your pages. Useful options include RealEstateAgent or LocalBusiness for the agency, Organization for a developer, Place or address details for locations, BreadcrumbList for hierarchy and FAQPage where genuine questions are answered on the page. For individual properties, schema.org offers types such as Residence, House and Apartment, and listing-related types. Check the current vocabulary at schema.org and Google's guidance, because supported rich results for property listings are limited and change.

Whatever you use, only mark up what is visible and accurate, keep prices and availability current, and test the output. Our technical SEO checklist lists what to verify after each release.

How do you keep image-heavy property pages fast?

Property pages are heavy by nature: galleries, floor plans, virtual tours, maps. Slow pages lose mobile visitors, and most property browsing happens on phones. Speed is a ranking input and a conversion factor, as explained in how website speed affects SEO.

  • Compress and resize images, and serve modern formats such as WebP or AVIF.
  • Lazy-load galleries below the first screen, and reserve space so the layout does not jump.
  • Load virtual tours and embedded maps only when tapped, rather than on page load.
  • Use descriptive file names and alt text for key images, which also helps image search.
  • Keep scripts light. Third-party chat, tracking and widgets add up quickly.

A site built for speed from the start is cheaper than one fixed afterwards. Our web development work plans structure, schema and speed together.

How do you capture and handle real estate leads?

Traffic only matters if it becomes enquiries. Put a clear action on every listing and project page: call, WhatsApp, request a viewing, download the brochure. Keep forms short and say what happens next. In the UAE and India, WhatsApp is often the preferred channel, so make it one tap away; in the US, a viewing request and a phone number are the norm.

Record where each lead came from, whether a listing, an area guide or your Google profile, so you can see which pages earn their keep. Respond quickly: speed of reply often decides who wins the enquiry, regardless of ranking. Be clear about what you do with personal data, and check local rules for property advertising, consent and marketing messages, which differ by country and regulator.

What about local SEO and Google Business Profile for agents?

Agencies with an office can appear in the Maps pack for 'real estate agents near me' and area searches. A complete profile, consistent details, genuine reviews from landlords and buyers, and photos of the office and team all help. Our Google Business Profile checklist covers the steps, and the local SEO guide for Dubai explains how to plan area pages in a crowded market.

If you operate across several emirates, states or cities, give each office its own profile and page. Individual agents can have separate listings in some cases, but follow Google's guidelines carefully, as rules for individual practitioners and shared offices are specific.

Where should a real estate business start?

Start small and structured. Fix the profile and basic site speed, write five excellent area pages for the places you know best, make your top listings and projects accurate and well described, and make enquiry effortless. Then add guides and market updates on a regular schedule.

Our SEO services start with the SEO starter plan at AED 700 per month in the UAE, and competitive markets with many areas often suit the growth tier. Compare tiers on the pricing page. Nobody can guarantee rankings, and we do not.

Real estate SEO: common questions

What is real estate SEO?

It is search optimisation for agents, brokers and developers. It covers area pages, listing and project pages, structured data, speed, reviews and lead capture so buyers and renters can find and contact you.

Can a small agency compete with big property portals?

Not on the broadest searches, but it can win narrower ones: specific areas, projects, and buyer questions. Local knowledge, accurate listings and good guides are real advantages.

Do I need a page for each neighbourhood?

For the areas you actively work in, yes, with real local detail. Pages that only change the area name are thin and rarely rank.

What should I do with sold or rented listings?

Keep pages that have traffic or links, mark them clearly as no longer available and link to similar properties. Remove or redirect pages with no value instead of leaving stale listings live.

Does schema markup help property listings?

It helps search engines understand the page, but supported rich results for property listings are limited and change. Use accurate markup for the agency, breadcrumbs and FAQs, and check Google's current guidance.

How do I make property photo galleries load quickly?

Compress and resize images, use modern formats, lazy-load below the fold and load tours and maps only when tapped. Test on a mid-range phone.

How much does real estate SEO cost?

It depends on the number of areas and competition. Our SEO starter plan begins at AED 700 per month in the UAE and ₹15,000 in India, with growth and authority tiers on the pricing page.
